Sunroom Addition Twinsburg


This sun-room was designed by the JM Design Build’s renovation specialists, a Cleveland contractor, to fit the specific needs of the customer. For instance, as you can see from the pictures above, it is not your typical gable roof but actually a 2-tiered gable, creating a jog on the outside wall where the feature windows are installed. This also gives the stained wood installed on the interior ceiling some extra character.

Another cool component of this sunroom addition is the custom built corner bench that blends right into the window sill, complete with a hinged top which opens up for additional storage.


Typically, sunrooms are difficult to heat and cool because they have 3 outside perimeter walls, so we ran extra ducts to be sure comfort was maximized. We also poured a stamped concrete patio adjacent to the room; creating the perfect combination of relaxation and enjoyment. This sunroom addition in Twinsburg came out better than the homeowner’s had even imagined.


-Provided all drawings necessary to obtain permits and required inspections from Summit County Building Department
-Removed existing patio and steps and stacked existing stones in specified area for reuse
-Excavated area, poured footers and crawl space to code
-Installed new foundation and drain tile to code
-Installed vapor barrier and poured concrete slab to code
-Framed new area including 9′ side walls, sloped ceiling with extended overhangs, openings for sliding doors and windows as specified in drawing; all framing and support details to code
-Installed new insulated high performance glass windows and doors including two 3′ x 4′ glass skylights
-Installed siding, roofing, and gutters to match existing
-Extended existing HVAC runs into new room
-Installed gas supply for outside grill
-Installed electrical outlets and dimmer switches to code including 1 cable
-Installed 6 recessed lights and 2 ceiling fans (provided by owner)
-Insulated and drywalled side walls and ceiling to code
-Primed all new drywall
-Installed V-groove wood ceiling and stained (customer’s choice)
-Installed window and door trim to match existing
-Installed French doors in existing opening
-Prepared floor for ceramic tile to match existing kitchen floor level
-Removed all garbage, rubbish and debris


Sometimes, depending on a number of things such as a customer’s budget, indecisiveness, or even their level of trust with us as a contractor, homeowner’s will ask us to include fixed prices in our initial contract for alternatives or additional projects they may want to complete once they see things begin to come to life. In the case of this home addition, we priced out and ended up completing the following additional work:
-Installed tile throughout entire floor
-Excavated for exterior patio and sidewalk (approximately 300 sq ft)
-Formed, oured, and finished a colored, Arizona Flagstone stamped concrete patio
-Tore out driveway apron and replaced
-Installed drain in garage as specified
-Built an 8′ custom bench seat
