What area(s) of the home give the best ROI for remodeling? (increase value of home)

Renovating your home for the sole purpose of ROI is risky.  There are many factors that can affect your ROI such as the housing market, your local neighborhood, local economic conditions and other variables. We advise customers to consider the following – how long will you be staying in your home and what living conditions to you want to see improved, hence our motto – Love where you live.  We think this should be the first priority when considering a home renovation.  That being said, kitchens, master bathroom remodels and basement finishes provide the most increase in value to a home.

Renovation-themed television shows continue to capture the public’s interest. Ratings are strong and with good reason. Everyone loves to see before and after images of homes and pick up on the latest trends in home furnishing.  The magic of TV makes everything look beautiful and easy.  But those shows are geared towards entertainment and often aren’t tied to actual fundament-based markets, the true costs of construction or realistic timelines.

But that doesn’t mean you need to change the channel when it comes to this type of programming. There are things that can be learned especially in terms of new styles and decorating. However, it’s not wise to base your renovation around the costs or timelines shared on those programs.

How long does [average] kitchen remodel take?

There are many factors that can impact the timeline and the timeline can vary greatly. Initially, the planning and design process could take several weeks depending on the complexity of the project. Once the design is finalized and cabinets are ordered, these typically have a 4-6 week lead time. From the time construction actually starts, the average kitchen project will take about 6 weeks. As a policy, we try to not commit to a deadline for any project due to the number of variables that exist outside of our control. We put a premium on the quality of the work.

Do I have to move out of my house for a kitchen remodel?

Buyers need to be aware that a kitchen remodel is an extremely inconvenient process, however most people can and will remain living in their home throughout the project. Typically, the only projects that require someone to move out for an extended period of time are complete home remodels.

An average basement remodel will take approximately 8 weeks from start to finish. Things such as bathrooms, built-ins or custom cabinetry, bars, can all add to the timeline of the project.
